The Spring District is a 36 acre environmentally sustainable, transit oriented, mixed use urban neighborhood located on the side of the old Safeway distribution center in the Bell-Red Corridor. This small neighborhood has been designed to help tech companies attract and retain the world’s best talent. Future plans to connect the light rail from Microsoft to downtown Seattle may still be in the works and this 16 city block area will feature commercial, educational, residential and retail projects and shops.
New construction on a $2.3 billion mixed-use project called “Sparc” has begun. This five building project will feature 309 residences, 14,000 ft.² of commercial retail space and apartment buildings. Sparc represents the first buildings to start construction in this development just east of downtown Bellevue. Upon completion, the Spring District will feature over 5,000,000 ft.² of office, residential and retail space in addition to green space and the light rail station. The name, Sparc, adequately reflects the onset of new construction, representing the first time that Security Properties has developed a mixed-use project on King County’s east side.
In addition to the 3 to 9 story apartment buildings, Sparc will also feature over 1 acre of landscaped grounds with a central plaza. A small “Hill climb” will be lushly landscaped and include a series of smaller plazas similar to downtown Seattle’s Harbor Steps. The variety of units will include studio apartments up to three bedroom townhomes with more than 1700 ft.². Walsh Construction will be the general contractor for this project and Security Properties have an option to buy an additional 2 acres in the Spring District with plans to build more than 275 additional units in the second phase of development.
